Please see pictures! The book content is in good condition, clean with no notes. I listed it as fair because of a bit of water damage, a rip on the spine, and some separation of pages from the spine (just separation, no loose pages). It's safe to call it well worn, but very much still useable if you don't need a visibly perfect copy.
